Shoal is a free Astro theme for real estate agents: a full-screen photo hero, six photo tiles for your services, an agent section, area guides, short notes and a contact form. The demo agent is a fictional realtor, Dana Whitlock, on the fictional Kestrel Sound islands.
The motion is quiet: headings and captions rise into view once as you scroll, the header hides on the way down and comes back on the way up, and the service tiles lift their title and darken on hover. No animation library.
What you get: one config file for the name, phone, office, service tiles, area guides, notes and form key; About, Buying and Selling pages; a contact form that shows "Thank you" only when the form backend answers success: true and shows an error otherwise; it still works without JavaScript. It opens from the header, a floating "Let's Connect" button and every call to action. Static pages, two self-hosted fonts, one small script, native dialog elements for the form and the menu, visible focus and reduced-motion support.
The form works out of the box with a free Formgong access key. No build step needed if you prefer: the latest release includes plain HTML files. Built with Astro 7 and plain CSS; Deploy to Cloudflare and Vercel buttons are in the README. Code is MIT; the sample photos are from Unsplash under the Unsplash License.
